Price of land to build a house
The cost of building a house starts with the land. If you already have one you could be saving almost a third of the value of building a new house. If you must buy it, prices can vary widely, depending on your location, and exceed half the value of the house.
In Spain, during the third quarter of 2021 the price of m2 in developable land was around 146 euros.
It is important, before undertaking any other expense, to determine the condition of the land in the town hall, even if it is already ours.
You have to know if it is developable land, or if it is possible to build on it, even if it is rustic (there are exceptions); how much is the maximum buildable area; access to services and if there are limitations of some kind in the construction of housing in that sector.
It is advisable to consult with an architect about what can and cannot be done, perhaps the same one who can be commissioned with the draft and project of the house to be built.
Cost of an architect to design my house
It is a key figure to include in the project to build the house, whether it is a freelance architect or an architecture studio.
The architect is needed to prepare a preliminary project, with which to start the procedures for the building license in the town hall, and a final project to start looking for budgets between the different construction companies.
An architect’s fees for a construction project can range from 5,000 to more than 30,000 euros. They vary according to the cost of the work (8 to 15%) and the prestige of the architect.

With the deed the new home must be registered in the Property Registry and the Cadastre, which is around 0.5% of the value of the home that appears on the deed, and You must also pay the Tax on Documented Legal Acts, which can be between 0.5% and 2%, depending on the autonomous community.
Finally, you must register the household supplies: electricity, water and gas, which together can add up to an approximate amount of 600 euros.
Budget and construction
The architect is also in charge of preparing the material execution budget (PEM), where all the costs are computed by items: earthworks, concrete, structures, masonry, roofing, flooring, plumbing work , electricity, etc…
This budget also includes the payment of labor.
With the PEM, construction companies are approached to check prices and choose the best offer. To this budget we must add other costs, such as those of the construction company.
The material execution budget can be between 650 and 900 euros per m2, but it can vary, depending on the quality of the materials and the characteristics of the work.
To the amount of the PEM it is necessary to add 13% for general expenses, and 6% for profits or profits of the builder.
At the end of the work, it is also necessary to set aside resources for the general cleaning of the home before occupying it: remove dust, residue and debris. This activity can be around 20 euros per hour and per person.
How much can it cost to build a house of 100 meters
There is no single answer to how much it can cost to build a 100 square meter house, as prices can vary depending on the region of Spain and the type of construction.
